大發地產(06111.HK)公佈年度業績 負債比率大幅下降 純利升22.8%至6.01億元及派息6.8分
格隆匯3月30日丨大發地產(06111.HK)公佈,截至2019年12月31日止年度,公司收益為約人民幣73.98億元,較2018年同期增長約24.4%;年內利潤為約人民幣6.01億元,較2018年同期增長約22.8%;每股盈利0.62元,建議宣派末期股息每股普通股人民幣6.8分,計入中期股息後,全年股息相當於每股普通股人民幣14.5分。
收益增加主要由於物業銷售收益增加所致。該年度合同銷售金額及合同建築面積分別為約人民幣210.17億元及155.1萬平方米,分別較2018年同期增長約67.8%及97.4%。
年內,集團結合公司發展需求和行業趨勢,在深耕長三角、佈局國家黃金城市羣的戰略指引下,進一步明確了1+5+X的佈局體系。集團在深耕長三角核心區域的中心的同時,輻射到成渝、西部、中部、環渤海、粵港澳大灣區5大城市羣,並戰略性地持續關注其他具高發展潛力的重點城市,以合理且具有吸引力的土地成本積極深耕佈局,保障集團土地儲備的可持續發展。
於2019年12月31日,該集團連同其合營企業及聯營公司的土地儲備總規劃建築面積約500萬平方米,共計69個項目,分佈在29座城市,平均地價約為人民幣4,460元╱平方米,可供集團未來兩年以上的發展需求。
於2019年,集團連同其合營企業及聯營公司新增25塊新地塊,總估計規劃建築面積約270萬平方米,平均地價為約人民幣5,349元╱平方米。
於2019年12月31日,集團的現金及現金等價物為約人民幣28.12億元(2018年12月31日:約人民幣14.87億元)。集團的淨資產負債比率由2018年12月31日的約107.2%減少至2019年12月31日的約77.8%,主要是由於集團不斷努力管理其財務槓桿及資本結構以實現可持續增長;及集團利潤積累,使資本結構得到優化。
