世房(00813.HK)今年銷售目標3,000億人幣 物管、酒店業務分拆計劃不變
世茂房地產(00813.HK)管理層在業績發布會上指,今年公司可售資源逾5,000億元人民幣(下同),而今年的去化率目標為60%以上,回款率目標則為75%以上,今年銷售目標3,000億元。
管理層指上半年受疫情影響,導致成交量縮減、開工及竣工時間延後,而自持物業業績亦會直接受影響,料上半年毛利所受影響較大,而核心盈利增長較全年亦會有一定下降。管理層認為下半年隨著政府出台支持政策,故全年實現30%毛利率、股東應佔核心利潤增幅20%以上目標不變。而2021年考慮到香港項目貢獻,料均價可超每平方米2萬元。
管理層指,集團旗下物管、酒店業務於兩年內分批分拆上市計劃不變,未來三年內也會有大量標竿商業、辦公、酒店的入市,此外分拆上市亦計劃派發特別股息。就市場發展來看,管理層預期受疫情影響,料全年成交量將跌10-15%,但估計國家將出台利好政策,並帶動下半年交易量,並將全年影響縮減到6%-7%。
副主席及總裁許世壇指出,疫情對年初銷售有較大影響,但公司已於2月開放網上銷售,並於2月下旬開始逐步重開售樓處,現時有95%的售樓處已重開。他估計到第二季疫情影響才可獲消化,並要到下半年才能重拾增長,屆時亦要看國家推出的減息、減稅、降費政策等,冀政策出台可改善市場流動性,而現時政策支持仍未夠,故市場面對較大壓力。
許世壇相信,今年將有更多收併購機會,他認為疫情為市場帶來了變化,而大企業流動性仍很充足,但中小型開發商則面對更大壓力,故相信將有更多機遇。他強調,公司對收併購項目要求嚴格,而今年的購地計劃與去年亦差不多,期望回款有一半用作土地投資。(el/k) ~
