旭輝控股(00884.HK)今年銷售目標2,300億人幣 適時考慮增持
旭輝控股(00884.HK)今年合同銷售目標為2,300億元人民幣(下同),較去年度的約2,006億元調升14.6%。主席林中透露今年可售貨值達3,800億元,一、二線及準二線項目佔比達89%,強調對達成目標非常有信心。
旭輝首兩個月銷售額按年下跌逾60%。他表示,首季合約銷售下跌約20%,目前有95%售樓處已重新開放,工程復工率達94%,3月份銷情尚未恢復正常,料4月份可回復70%至80%。他預期,全年銷售有70%集中在下半年,項目會陸續在5月初起推售,目前只有武漢一個項目因疫情影響延期交付,涉及15億元銷售額及約1.3億元結轉利潤。
林中預期,受疫情影響,今年全國銷售將按年下跌7%至10%,在房地產業開發投資及新開工面積都可能較去年下跌,樓價則平穩增長,未來會將舊改、商業勾地及土地收併購佔比由33%持續提升至50%,以及降低財務成本,從而將毛利率維持在25%至30%水平。
被問到內房板塊股價被低估,他指自己永遠都覺得旭輝被低估,預期在靜默期結束後,若股價維持低位或會進場增持,「市場恐慌時公司亦會出手」,期望在派息每年增長30%、利潤增長20%至30%的目標下,相信股價中長期可向好。
