富力地产(02777.HK):疫情打击料今年酒店经营净利减半

富力地产(02777.HK)於2017年从万达集团手上购入70多间酒店,截至去年底止共营运90间酒店,与投资物业合计为去年度总营业额贡献约9%。董事长李思廉表示,受疫情影响全球旅游业停摆,目前没有好消息可透露,预期全年经营净利将减半,但预期在会计准则下帐面影响为数亿元人民币(下同),料不构成重大亏损。

富力现时旗下售楼处复工率为约90%,他形容,受疫情打击首季销售表现将是「让赛」,但见3月份销情回暖,远比1至2月份有所改善,对中国房地产市场仍保持长远审慎乐观态度。他指出,国内疫情已完全受控,SARS受控後环球经济回弹快,预期未来资金流主要回流中国,房地产市场投资活动将回升。问及全国楼价走势,他表示,近期地价没有太大下跌空间,预期大部分城市今年楼价都以平稳为主。

去年集团权益协议销售金额达1,382亿元,较目标1,600亿元略低,今年销售目标则为1,520亿元,按年调升10%。董事长助理陈志濠指出,截至去年底城市更新项目储备超过4,000万平方米,今年有信心转化1,000万平方米,涉及约2,000亿元货值,当中今年将陆续推售广州、西安、太原等约数百万平方米项目,料为全年销售贡献数百亿元,平均销售毛利率达40%,相信可抵消部分四至五线城市项目的低利润影响。
