富力地產(02777.HK):疫情打擊料今年酒店經營淨利減半

富力地產(02777.HK)於2017年從萬達集團手上購入70多間酒店,截至去年底止共營運90間酒店,與投資物業合計為去年度總營業額貢獻約9%。董事長李思廉表示,受疫情影響全球旅遊業停擺,目前沒有好消息可透露,預期全年經營淨利將減半,但預期在會計準則下帳面影響為數億元人民幣(下同),料不構成重大虧損。

富力現時旗下售樓處復工率為約90%,他形容,受疫情打擊首季銷售表現將是「讓賽」,但見3月份銷情回暖,遠比1至2月份有所改善,對中國房地產市場仍保持長遠審慎樂觀態度。他指出,國內疫情已完全受控,SARS受控後環球經濟回彈快,預期未來資金流主要回流中國,房地產市場投資活動將回升。問及全國樓價走勢,他表示,近期地價沒有太大下跌空間,預期大部分城市今年樓價都以平穩為主。

去年集團權益協議銷售金額達1,382億元,較目標1,600億元略低,今年銷售目標則為1,520億元,按年調升10%。董事長助理陳志濠指出,截至去年底城市更新項目儲備超過4,000萬平方米,今年有信心轉化1,000萬平方米,涉及約2,000億元貨值,當中今年將陸續推售廣州、西安、太原等約數百萬平方米項目,料為全年銷售貢獻數百億元,平均銷售毛利率達40%,相信可抵消部分四至五線城市項目的低利潤影響。
