SOHO中國(00410.HK)年度淨利潤增長約8%至13.31億元
格隆匯3月25日丨SOHO中國(00410.HK)發佈年度業績,截至2019年12月31日止年度,公司實營業額約人民幣18.47億元(單位下同),2018年約為16.68億元(剔除已售項目租金收入),同比增長約11%;公司權益股東應占淨利潤約13.31億元,2018年約為12.33億元(剔除項目整售產生的非經常性利潤),同比增長約8%;基本每股盈利0.26元;不派發末期股息。
公告表示,2019年是中國經濟發展充滿挑戰的一年。在總體平穩、穩中有進的大環境下,我國的經濟運行出現了一些變化:一是在經濟、金融等諸多重要領域變得更加開放;二是相較原先的高速增長更強調發展的質量;三是比以往任何一個時代都更注重科技創新的重要性,經濟結構在慢慢轉型。在這樣的變革過程中,以及外部貿易摩擦的壓力下,這一年的經濟增速較往年有所放緩,寫字樓租賃市場也在這樣的背景下受到一些影響。
根據戴德樑行的市場報告,北京和上海的寫字樓在2019年年末平均租金和出租率較年初均有不同程度的下降,而2019年SOHO中國在北京和上海的成熟項目的平均租金均逆勢上漲,2019年第四季度出租率出現隨市場走低的情況,2019年年末出租率約為90%。本年度,集團實現營業額同比增長約11%,其中成熟項目租金收入同比漲幅約5%。
2019年,集團在上海、北京先後各有1個新項目完工、交付。其中,上海的古北SOHO於2019年第一季度完工,項目可租建築面積約11.2萬平方米,截至本年度末出租率已達約67%。古北SOHO坐落於上海長寧區核心地段,距離地鐵站僅約100米,預計2020年該項目將貢獻更多租金收入。北京的麗澤SOHO於2019年第四季度完工,這也是公司目前潛力最大的項目之一,是北京市下一步擬重點建設的麗澤商務區的標誌性建築。項目未來將在地下實現五條地鐵線的換乘,包括11號線、14號線、16號線、新機場快線及麗澤商務區金融街直連線,相信隨着這些基礎設施陸續完善後,該項目也會逐步體現他應有的價值。值得一提的是,古北SOHO和麗澤SOHO均已獲得LEED金級認證,體現了公司在環境保護與綠色辦公方面的先進理念。
