恆盛地產(00845.HK):預計2019年度業績由盈轉虧
格隆匯3月23日丨恆盛地產(00845.HK)發佈公告,相比2018年公司擁有人應占溢利,集團預期截至2019年12月31日止年度將錄得公司擁有人應占虧損。
公告表示,有關虧損主要由於:(i)集團2019年內完工並交付使用的物業總面積較2018年下降約30%,同時物業平均銷售單價亦下降約30%。因此,集團2019年度確認的銷售收入較2018年下降超過40%;(ii)集團該年度錄得個位數的毛利率,較2018年下跌約50個百分點。撇除對物業作出減值撥備而對毛利率產生的影響,2019年度集團錄得的毛利金額較2018年毛利金額下降超過70%;(iii)集團2019年內繼續對物業作出重大金額的減值撥備,該年度的物業減值撥備金額較2018年上升超過20%;及(iv)2019年內財務費用總額依然處於高水平,及該大部分利息開支無法資本化為物業開發成本。2019年無法資本化而直接記帳為當年費用的利息開支較2018年上漲超過350%。
另外,相較2018年集團錄得投資物業公平值虧損人民幣3.746億元,集團預計2019年將錄得投資物業公平值收益。相關投資物業的公平值數據尚在計算當中並須待獨立估值師進行覆核。此公平值數據預計將對2019年度的業績有正面影響。
