雅居樂集團(03383.HK)年度淨利潤升10.5%至92.33億元 息40港仙

格隆匯3月23日丨雅居樂集團(03383.HK)公佈截至2019年12月31日止年度業績,營業額為人民幣602.39億元,較去年增加7.3%。毛利為人民幣183.58億元,較去年下跌25.6%。整體毛利率為30.5%,較去年下跌13.4個百分點。淨利潤增加10.5%至人民幣92.33億元,淨利潤率亦較去年上升0.4個百分點至15.3%。而股東應占利潤則為人民幣75.12億元,較去年增加5.4%;董事會建議向股東派發2019年度末期股息每股40.0港仙。

年內,集團物業發展的確認銷售收入為人民幣541.77億元,較去年增加3.2%。而物業發展業務收入與多元化業務收入的佔比分別為89.9%及10.1%,其中多元化業務收入的佔比較去年增加3.6個百分點,反映集團以“地產為主,多元業務並行”的營運模式續見成效。

年內,物業管理服務、酒店營運及環保收入分別較去年增加67.7%、11.1%及146.1%,使多元化業務持續為集團提供穩健的收入。

於2019年12月31日,雅生活在管面積及合約面積分別為2.34億平方米及3.56億平方米。其中,來自雅居樂和綠地控股的合約面積分別累計為7710萬平方米及4010萬平方米,較2018年12月31日分別增加9.5%及81.9%,其中來自雙股東面積佔總合約面積的32.9%。來自第三方項目的合約面積(包括收併購貢獻)累計達2.39億平方米,較於2018年12月31日增加74.0%,佔總合約面積的67.1%。

此外,於2019年12月31日,集團於75個城市,擁有權益預計總建築面積達3,970萬平方米的土地儲備,分佈於華南區域、華東區域、西部區域、華中區域、海南及雲南區域、東北區域、華北區域、香港及海外,對應樓面平均地價為每平方米人民幣3,364元,土地成本價格具一定競爭力。
