《周末樓市》疫情下業主減價帶動二手成交 一手錄約120宗成交

綜合市場消息,中原地產十大屋苑本周末錄得17宗成交,較上周末錄8宗大幅上升113%,成交量重上雙位數,中原地產亞太區副主席兼住宅部總裁陳永傑表示,疫情持續蔓延加上股票市場大幅波動,令部份買家入市態度較為審慎,疫情期間買賣雙方於做好防禦措施下亦會趁週末出動睇樓,現時普遍業主願提供約5%以內議價空間,部份買家怕錯失入市機會亦會加快步伐。

美聯物業分行的統計則顯示,剛過去周末10大藍籌屋苑錄得17宗買賣成交,較上周末約10宗上升約70%,連續第6個周末錄得雙位數水平。美聯物業住宅部行政總裁布少明表示,二手業主減價,令剛需用家趁機會入市,加上低息環境預期持續,令供樓負擔減少亦有利樓市。

而利嘉閣地產分行網絡數據,在過去的周末日十大指標屋苑累錄12宗二手買賣個案,較上周末的9宗增加3宗,按周上升33%。另外香港置業旗下分行,港、九及新界十大二手指標藍籌屋苑於週末兩日合共錄4宗成交,與上週末8宗成交比較,下跌約5成,創7週新低。

在一手成交方面,周末錄約120宗成交,當中會德豐(00020.HK)旗下OCEAN MARINI再沽一伙,累計售出261伙,佔可售單位近85%,套現逾22.6億元,而GRAND MARINI亦沽出一伙,累計售出1,219伙,共套現逾103億元。本月餘下時間仍有其他新盤有機會推出,例如新鴻基地產(00016.HK)旗下Wetland Season Park第二期,有望最快本周開放示範單位及開價。
