高盛:下調九龍倉置業(1997.HK)目標價至51港元 評級“買入”
高盛發佈報告稱,下調九龍倉置業(1997.HK)目標價3.8%,由原來53港元至51港元,維持“買入”評級。
該行稱,在2月和3月,公司主要品牌租户零售額在農曆年期間大跌80%-90%,加上減租和市場推廣計劃。但該行認為現時零售打擊是異常,不會永遠存在, 儘管前景充滿挑戰,但認為部分已經反映在估值中。
該行還稱,意識到近期營運挑戰,但仍看好九倉置業,主要由於估值折讓,旗下海港城仍是香港單一最大收入商場,雖然市場關注高端旅遊消費有潛在放緩,對公司有直接影響,但相信公司管理層的執行力能有助整體租户銷售增長繼續超過市場。
