九龍倉置業(01997.HK):料2月份酒店入住率不足10% 店舖續租租金將受壓

九龍倉置業(01997.HK)主席兼常務董事吳天海在網上業績發布會上表示,2月份海港城下三間酒店的表現相信與香港其他商業區的五星酒店表現相若,料入住率不到10%,日租與去年同期相比大幅下跌,2月份總收入料只有去年同期的不足5%,情況嚴竣。至於零售業務方面,有一部分是依賴本地消費者,因此影響相對不太大,相信很多零售商2月份的營業額都錄很大跌幅。被問及旗下商場有沒有租客因市道欠佳而退租時,他回應指每一年都有不同的租約到期,因此更換租客的情況每年都有。至於會否因目前依賴本地消費者而改變租戶租金時,他表示集團的經營策略是看中長線,認為香港始終是一個有能力吸引各地消費者的地方,除了本地消費者亦有外來消費者,而外來消費者中亦不止內地旅客,同樣包括東南亞等地的旅客,相信到訪香港的旅客始終會復甦,並有望回到以往的水平甚至更高,因此不會改變租務策略。他坦言,未來店舖續租租金會有所受壓,因為新的租約會跟市況浮動。在疫情爆發之後市況轉差,相信新簽的租約會有若干調整。但問及其跌幅時,他僅回應要視乎簽約的時間、店舖位置及店舖大小等因素,因此不能一概而論。
