《周末樓市》代理稱業主減價帶動二手交投

綜合市場消息,中原地產十大屋苑本周末錄得22宗成交,按周減少1宗,但成交宗數已連續兩星期高於20宗水平,中原地產亞太區副主席兼住宅部總裁陳永傑表示,隨著業主願意減價,近期二手成交有加快趨勢,復甦面亦全面,本周末港九新界十大屋苑均有成交,相信只要疫情未有惡化,置業氣氛可持續改善。他續稱,受到農曆新年假期及疫情影響,一手交投量偏低,2月份一手市場錄得逾350宗成交,料3月份發展商積極推盤,整體樓市將會回暖。而據美聯物業分行統計,周末10大藍籌屋苑錄得約23宗買賣成交,較上周末的24宗回落4.2%,美聯物業住宅部行政總裁布少明表示,受疫情影響加上本港經濟前景存不明朗因素,部分業主接受現實減價吸客,睇樓活動亦轉趨活躍,不少有置業剛需的用家把握時機尋寶,利好二手交投,預料減價成交續現。港置十大二手指標藍籌屋苑於周末共錄18宗成交,按周升29%,創五年新高,而利嘉閣十大指標屋苑周末則錄19宗買賣,雖按周跌17%,但仍是近18周次高。一手市場方面財政預算案公布後首個周末共錄約56宗一手成交,與上周末相若。當中恆大(03333.HK)的屯門掃管笏「恆大.珺瓏灣」於周末錄得9宗成交,而新世界發展(00017.HK)西貢清水灣「傲瀧」亦沽出5伙,合共套現近3億元。
