《周末楼市》代理称业主减价带动二手交投

综合市场消息,中原地产十大屋苑本周末录得22宗成交,按周减少1宗,但成交宗数已连续两星期高於20宗水平,中原地产亚太区副主席兼住宅部总裁陈永杰表示,随着业主愿意减价,近期二手成交有加快趋势,复苏面亦全面,本周末港九新界十大屋苑均有成交,相信只要疫情未有恶化,置业气氛可持续改善。他续称,受到农历新年假期及疫情影响,一手交投量偏低,2月份一手市场录得逾350宗成交,料3月份发展商积极推盘,整体楼市将会回暖。而据美联物业分行统计,周末10大蓝筹屋苑录得约23宗买卖成交,较上周末的24宗回落4.2%,美联物业住宅部行政总裁布少明表示,受疫情影响加上本港经济前景存不明朗因素,部分业主接受现实减价吸客,睇楼活动亦转趋活跃,不少有置业刚需的用家把握时机寻宝,利好二手交投,预料减价成交续现。港置十大二手指标蓝筹屋苑於周末共录18宗成交,按周升29%,创五年新高,而利嘉阁十大指标屋苑周末则录19宗买卖,虽按周跌17%,但仍是近18周次高。一手市场方面财政预算案公布後首个周末共录约56宗一手成交,与上周末相若。当中恒大(03333.HK)的屯门扫管笏「恒大.珺珑湾」於周末录得9宗成交,而新世界发展(00017.HK)西贡清水湾「傲泷」亦沽出5伙,合共套现近3亿元。
