高盛:新地(0016.HK)中期基礎溢利遜預期 維持目標價137港元
高盛發表研究報告指,新地(0016.HK)昨日公佈中期業績,可撥歸公司股東基礎溢利按年跌2.3%至134.2億港元,表現較高盛估計差6%,主要因為表現較好的香港發展業務盈利和符合預期的租金收入,被中國遜於預期的發展業務表現所抵消,維持目標價137港元,評級為“買入”。
報告指,對是次新地派中期息維持於每股1.25港元感到失望,該行本來估計,中期息會增加4%。高盛提到現時新地股價較明年資產淨值預測折讓47%,相當發展物價土儲零價值,相信該公司審慎的土儲政策可使其利潤率得以保持。在新地公司業績後,高盛已將前者2020年度的每股盈利預測輕微調低4%,以反映中港兩地較低的銷售額,但目標價維持不變。
