《大行报告》大和下调信置(00083.HK)目标价至15.2元 评级「买入」
大和发表研究报告,指信置(00083.HK)中期纯利升14.9%,主因租金收入提升0.5%和物业销售上升,来自凯汇的销售升至180亿元,相信可带动明年基本盈利。该行指,公司租赁业务出租率为96%,同时写字楼的续租租金亦持续提升,虽然上半财年受社会事件影响,令停车场收入和需要给予租户优惠,但整体租金收入仍升0.5%。基於写字楼仍然坚韧,相信在未来数月零售行业面对挑战时,有助减轻对其影响。该行下调下半财年非核心资产销售预期,但明年盈利复苏强劲。公司於2013-15年无投地,但自2016年下半年恢复,令其中有盈利空档期,预期公司需要出售非核心资产以填补,但未来数月在出售方面会有困难,因此降全年每股盈利预期20%,但明年每股盈利可有复苏,目标价由15.9元降至15.2元,重申「买入」评级。
