希慎(00014.HK):為租戶提供2月及3月租金減免措施 形容減幅可觀
希慎興業(00014.HK)主席利蘊蓮在業績網上發布會上表示,在經歷2019年的社會事件後,現時又遇上疫情擴散,形容公司要面對近數十年來其中一個最大的挑戰,這些因素都對業務有很大影響,甚至比2003年SARS時更大。雖然如此,但她認為仍要保持正面,在情況未明朗之時正盡一切努力支援持分者,並為正常市況回歸做好準備。
她透露,為減輕租戶的經營壓力,希慎會在2月及3月份提供租金減免的措施,形容減幅可觀,希望能與租戶一同渡過難關,而這項措施比起2019下半年時的租金協助是更進一步。被問及租金減幅時,首席營運總監呂幹威回應指難言具體個別情況,但已初步與各租客有溝通,指出租戶認為公司提出的方案及減幅「有誠意」,目前雙方的溝通良好。他強調,這些措施主要是為了與租戶共渡時艱所作出,「一刀切」減租未是最理想,而是要視乎租戶的情況提供合適及合時的幫助。
針對疫情所作的措施,呂幹威指出公司有為旗下物業加強清潔及更換空氣過濾,寫字樓物業更有作量體溫的舉動。他坦言,在近兩至三星期商場人流的確有減少,但相信只會是短期現象。首席財務總監賀樹人指出,受到人流減少影響,留意到1月份的生意額有跌幅,估計減少逾20%。
賀樹人提到,今年的到期租約不特別高,寫字樓約有22%,零售商舖則大約26%。雖然租戶會因為社會氣氛欠佳而有考慮,但看到寫字樓的續租情況仍是以正常速度進行,續租租金的表現亦不差。至於零售商舖在首季租約到期的數目不多,仍處於討論階段。(jc/a)~
