格隆匯2月20日丨魯商發展(600223.SH)公佈,2020年2月20日,公司下屬公司煙台魯茂置業有限公司通過煙台市土地市場網上交易系統競得宗地編號為煙J[2020]L001號三灘1號B地塊國有建設用地使用權,成交總價款為16.82億元,此次競買事項在董事會授權經理層的範圍內。公司控股子公司煙台捷興企業管理有限公司(股權佔比95.14%)持有煙台魯茂置業有限公司52%權益。竟得地塊的具體情況如下:

煙J[2020]L001號三灘1號B地塊位於煙台市萊山區,東至觀海路,西北至逛蕩河,南至雙河東路及學院西路。土地出讓面積165376平方米,成交總價款為16.82億元,該地塊土地用地性質為住宅、商服、公共管理與公共服務,土地出讓年限為住宅70年,商服40年、公共管理與公共服務50年,容積率≤2.63且>2.53。規劃建築面積指標為該宗地規劃計入容積率地上建築面積43.48萬平方米,包括住宅建築面積不大於37.64萬平方米、商業建築面積不大於1.55萬平方米、酒店建築面積不大於3.0萬平方米,配套服務建築面積不少於1.29萬平方米(包括幼兒園建築面積7500平方米、社區綜合服務設施建築面積300平方米、物業用房建築面積3200平方米、公廁建築面積60平方米、室內健身活動場地建築面積1840平方米);地下建築面積185138平方米(包括地下車庫及設備用房建築面積148410平方米、地下小棚建築面積36728平方米)。
