富瑞:預計物管板塊在未來兩年的強勁增長後 盈利將放緩
富瑞發表研究報告,內地物業管理板塊的股價由年初至今升約30%,但該行預計物管板塊在未來兩年的強勁增長後,盈利將放慢至20%-30%,建議投資者等待更好的入市時機。
富瑞表示,物管板塊現時的昂貴估值並不持久,因為大部分物管公司的盈利增長將會放緩,主要由於大型公司的競爭增加及利潤受壓,把中海物業(2669.HK)及綠城服務(2869.HK)投資評級降至“遜於大市”。
富瑞稱,大部分物管公司已公佈盈喜,短期內未見額外催化劑刺激板塊,但認為該板塊的投資情緒仍會高漲數個星期。
