首長國際(00697.HK)再獲老股東增持 穩定現金流受投資機構青睞
格隆匯APP獲悉，首長國際(00697.HK)於2020年2月14日收市後發佈公告，公司與富通保險(FTLife)訂立股份認購協議，將向富通保險配售15億股股份，認購價為每股0.3港元，本次融資總額為4.5億港元。公告顯示，認購方富通保險是一家於百慕大成立的人壽保險有限責任公司，為新創建集團(00659.HK)旗下的全資附屬公司。據公開數據，富通保險2017年及2018年的年化保費增長率分別為19.8%及43.8%，均高於同期行業增長率；其截至2018年12月31日止年度的新業務價值約為6.04億港元，增長率為 74.1%；2016至2018年年末償付能力充足率均保持超過500%的健康水平，遠高於監管機構的最低要求。
早在2018年，新創建集團便已成為首長國際的戰略股東，與公司建立戰略合作關係。公開信息顯示，新創建於2019年11月剛剛完成對富通保險的收購，收購完成不久便開啟對首長國際的再次投資，推測原因，一方面是持續看好首長國際未來發展前景；另一方面，首長國際主營停車資產經營管理及城市更新基金管理業務，經營性現金流十分穩定，特別是停車業務，其形成的應收賬款比例極低，據2019年中報，應收賬款佔總資產比例僅為1.4%，且停車資產具有明顯的抗週期性，在目前經濟下行疊加疫情影響的困難狀況下，是“現金為王”的時代，具有穩定現金流的業務是最為吸引投資者的亮點，而首長國際也曾公告將每年派發不少於7億港幣現金分紅，保持高分紅的股息政策。對險資來説，其資產配置要考慮負債端的久期，則更加青睞此類具有穩定現金流及分紅能力的標的。
2018年年末時，新創建集團將其於中國內地從事停車業務的子公司注入首長國際，雙方完成內地停車業務的整合，共享停車行業發展機遇。此次通過富通保險加大對首長國際的投資，相信雙方也將邁入更高的戰略合作維度。新創建及其母公司新世界發展以地產業務為基石，業務板塊橫跨包括物業開發、基建、百貨等多個行業，旗下擁有大量優質物業資產，與首長國際的停車業務具有廣泛的合作空間。
近期，包括京東數科、歐力士集團、經緯創投在內的行業頂尖投資機構，相繼入股或增加對首長國際的投資，累計融資額已超過20億港元。在多個行業因經濟下行及疫情影響而受到衝擊時，首長國際已儲備了充足的現金，靜待出手時機，進一步擴張業務版圖，投資者有理由期待首長國際的表現。
