新地(00016.HK)借地建过渡性房屋 郭基辉:觅地难「裤袋都摷埋」

新地(00016.HK)宣布以象徵式1元借出元朗东头地皮,夥香港圣公会福利协会推同心村过渡性房屋项目,项目邻近元朗西铁站及朗屏西铁站,面积约30万平方尺,可建单位1,600个。新地执行董事郭基辉出席记者会时指,香港公营房屋「跑落後」,现时仍有很多有(当刀)房户,计及同心村项目,政府早前提出的兴建1万个过渡性房屋的计划终达标,期望同心村项目可於年内完成前期规划、明年动工,并於2022年初入住,新地在往後的土地平整、项目前期及物管等均会为香港圣公会福利协会提供顾问服务,现时暂定出租为期8年,对日後营运持开放态度。他补充,除东头地皮外,集团亦将额外推锦田南及古洞市中心地皮,合共可提供约400伙,暂时仍在寻找合适的非政府机构合作,而三项目合共涉2000伙、共40万平方尺。

被问及同业新世界(00017.HK)捐出300万尺农地,郭基辉称不仅要看地皮大细,亦要考虑借出的土地是否方便、可行,以及是否可解决基层家庭居住、就业、交通等的生活需要。他又指旗下大部分农地都正申请转换,闲置土地不多,要找出东头这块地皮亦很困难,又指今次是「裤袋都摷埋出黎」,加上要确保传媒无别的想法,强调附近一公里内无项目,而且有现成的马路及公共设施等,据初步环评生态价值亦较低。

他强调非因近期社会事件决定借地,项目早在去年初已有构思,具体则自去年中开始策略,并主动接触政府,之後他又以英文补充,指现时香港面对很多问题,住屋问题只是其中一部分而非全部,新地可做的主要是在私营供应方面确保尽最大努力供应新盘,强调公司在这部分上已努力做,而在公营房屋方面公司亦期望可尽绵力。他又指公司有其他计划,助加快公营房屋供应,如有协议会再作公布,强调会尽力帮忙。

陈帆指出,今日是过渡性房屋标志性一日,虽然第一步一万个过渡性房屋单位达标,但面前工作更多、更具挑战,包括是规划、设计、建造及营运等,另外如何为相关家庭提供全人照顾亦是具挑战性的工作,相信在圣公会福利协会及新地支持下可以做到。他致辞时又笑称新地、圣公会及香港特别行政区的简称都包含「HKS」三字,意味香港精神(Hong Kong Spirit)。(el/)
