上海實業控股(00363.HK)成立項目公司斥46.28億元收購上海市地塊
格隆匯1月2日丨上海實業控股(00363.HK)公佈,項目公司上海天宇實宏企業發展有限公司成功中標位於中國上海徐彙區的該土地的土地使用權,代價為人民幣46.28億元,於2020年1月2日,項目公司與上海市徐彙區規劃和自然資源局就土地收購訂立土地使用權出讓合同。
項目公司乃根據日期為2019年12月27日的合作協議而成立,目的為收購該土地的土地使用及開發該土地,項目公司由上實城開城市建設(公司間接附屬公司)、上海諾卓(該集團透過上海城開持有50%的合資公司)、上海航天院及上海航天院附屬公司分別持有5%、55%、0.11%及39.89%。
該土地位於中國上海市徐彙區虹梅街道,總地盤面積約為91,000平方米,估計總建築面積約為510,000平方米,當中包括地上建築面積約350,000平方米及地下建築面積約160,000平方米。該土地乃計劃作科研設計(為期50年)及租賃住房用途(為期70年)。
公司稱,該土地位於徐彙區,為上海市西南部的核心都市區及已開發為商業中心及科學技術樞紐。預期該土地將毗鄰上海地鐵現有9號線及未來15號線的交匯處,區內交通極為便利。預期該土地將建成的物業的未來租金回報及物業價值形成支持。鑑於政府有關科技發展的政策及該土地之位置及指定用途,董事認為,成立項目公司以收購該土地的土地使用權及開發該土地將提供寶貴的投資機會,切合集團業務發展策略及計劃。
