美联工商铺:料农历新年後出现结业潮 商铺租金及空置率将受压
美联工商铺(00459.HK)行政总裁黄汉成接受电台访问後表示,看到在现时市况欠佳的情况下,大部分业主都愿意减租,以往多是核心区的散业主愿意减租,而大业主例如太古地产(01972.HK)及九龙仓置业(01997.HK)等现时都开始愿意减租,因为它们知道若流失租客的话,会难以找到租客填补空缺。
在减租幅度方面,大业主一般不会作大幅度减租,都是以短时间为主,例如是在三至四个月间减租一至两成。而有部分散业主则愿意签新租约,多减租两至三成。展望今年,他维持商铺减租三成的预测,因为政治事件未见有减停迹象,很多营运商对前景亦不乐观,估计在过年後会有结业潮发生,届时不论租金还是空置率都会面临压力。
他提到,在过去数月内地企业来港租赁或买入写字楼的现象暂停,这与他们对香港前景维持观望态度有关,金钟等核心区的租金大幅回落两成以上。他预期今年甲级商厦租金仍有下跌压力,跌幅料介乎15%至20%;上半年成交料会平稳,下半年或会因政治事件淡化及积聚的购买力而有好转,若租金再有下跌,他相信企业会愿意将办公室搬回核心区。
他坦言,公司在过去数月已自然流失近100名员工,暂时没有再减省人手的计划,并料今年会减少一至两间分店。
