建發股份(600153.SH):後埔-枋湖舊村改造項目“2019P05”地塊已公開出讓 成交總價75.25億元
格隆匯12月24日丨建發股份(600153.SH)公佈,“後埔-枋湖舊村改造項目”系建發房產全資子公司禾山公司受廈門市湖裏區人民政府委託實施的土地一級開發項目。該項目於2008 年批覆立項。廈門市湖裏區人民政府作為業主,委託禾山公司承擔“後埔-枋湖舊村改造項目”的開發建設,由禾山公司“費用包乾,自求平衡”。該項目的經營模式是,公司投入資金進行拆遷改造,改造完成後交予政府進行招拍掛,公司在滿足地塊交付手續等確認條件後,按政府應支付的土地開發費用確認相關收入。由於土地一級開發業務的行業特性,多年的經營成果有可能集中體現在單個會計年度。
公司於2019年12月03日披露了《關於後埔-枋湖舊村改造項目部分土地擬掛牌出讓的提示公告》,擬出讓的“2019P05”地塊的總土地面積為50,394.03平方米,地上總建築面積(上限)為174,550平方米,計價建築面積為174,500平方米。
上述“2019P05”地塊已於2019年12月24日公開出讓,地塊成交總價為75.25億元。
公司初步預計,以建發股份2018年度經審計的“歸屬於母公司股東的淨利潤”46.72億元為基數,上述土地使用權出讓事項將貢獻建發股份“歸屬於母公司股東的淨利潤”25%以上。
