仲量聯行:核心區商廈空置率續升 中環創逾四年高位
仲量聯行《香港地產市場觀察》指出,本地社會運動和經濟不明朗因素持續影響香港各個寫字樓市場,導致各區租賃活動疲弱。中環、灣仔/銅鑼灣及尖沙咀等核心寫字樓市場空置率均持續上升。
整體寫字樓租賃市場錄得9.19萬平方呎的負吸納量,導致整體空置率升至5.9%。11月寫字樓租金跌勢持續,每月平均租金按月下跌0.6%至每平方呎73.9元。中環市場自2018年10月以來每月均錄得負吸納量,11月空置率更升至逾四年高位,達到3.5%。不過,仲量聯行預計儘管需求有所下降,本港寫字樓租賃市場仍可於今年錄得逾100萬平方呎的淨吸納量。
仲量聯行商業部主管鮑雅歷稱,月內,租戶紛紛於區內尋求更具成本效益的辦公地點,而租賃活動亦主要受這個趨勢所主導。除了租戶繼續傾向在中環區內物色更物有所值的辦公地點外,港島東和九龍東等非核心區市場空置率亦見下跌。
其中一宗主要成交為華融(澳門)據報已承租太古廣場一座20,300平方呎樓面,而國信證券則已承租該廈13,500平方呎樓面。兩者均是從中環甲一級寫字樓遷出的租戶。
該行大中華區和香港研究部主管黃志輝稱,由於內外環境因素繼續影響投資氣氛,寫字樓投資市場持續淡靜。最近成交的數個單位均以折讓價售出。不過,由於香港樓市在受壓的情況下仍能維持穩健,故現時大部分潛在買家均持觀望態度。該行預計,明年本港寫字樓投資市場將聚焦具增值潛力的物業。
