澳門迎來高光時刻,珠澳合作升温利好龍光地產(03380.HK)等區域龍頭

其次,公司在珠海已經夯實頭部企業的先發優勢,現有土儲規模在珠海地產開發商中位居第二,2019年上半年銷售金額穩居全市TOP4,其中龍光玖龍璽、湖城大境、玖龍匯等多個項目的銷售業績均躋身所在片區前三位,處於市場領先水平。
再次,龍光地產在珠海拿地時機精準,通過收併購或城市更新方式低成本投資,土儲成本較低。比如珠海保税區玖龍匯項目,該項目建築面積33萬平方米,公司在2017年底通過收購獲得,以很低成本便鎖定了高達80億元的貨值,前後僅用時一年半就實現快速成功孵化,推上市場。
無論是從土儲資源稟賦,還是從市場佔有率來看,龍光地產在珠海已穩居行業第一梯隊,建立起領先的開發優勢和品牌影響力。伴隨着珠澳合作的升温和珠海戰略地位上升,公司所擁有的大量土儲資源有望迎來價值重估。
