花旗:予富力地產(2777.HK)“買入”評級 目標價18.6港元
花旗發表研究報告指,富力地產(2777.HK)配售新股後可紓緩短期內的離岸流動性壓力,其配售規模亦較預期少,並且富力於90天鎖定期內,不能進行進一步的股市再融資,對股價的負面影響暫時解除,予富力地產“買入”評級,目標價為18.6港元。
花旗認為對富力地產基本面影響更大的因素是銷售前景和現金回籠狀況將改善,預料明年富力在廣州的兩個城市改造項目將會改善銷售情況,並增加75%的現金回籠,有助公司降低槓桿。
富力地產昨天公佈,以每股13.68港元配售2.73億股新股,集資約37.35億港元,每股配售價較停牌報價折讓約7.19%,該批新股佔擴大後的H股總數及股份總數約21.19%及7.81%。
