中原:大坑道豪宅地造價略高預期 料開售呎價逾4.2萬元才回本
香港大坑道135號的內地段第9076號地皮開標。該地地盤面積約42,948平方呎,最低及最高的樓面面積分別為77,307平方呎及128,845平方呎。
中原測量師行執行董事張競達表示,大坑道135號地皮上星期接獲25份標書,市場反應非常踴躍,現以32億元批出。由於項目投資銀碼不算高,有不少中小型發展商都有參與競投,發展商出價必需進取才能成功投得此港島區一線地皮,價錢略高於預期。
大坑道135號地皮位於東半山尊貴地段,地皮日後適宜建中密度分層豪宅,以逾千呎的大單位為主,物業位置環境優美,翠綠環抱,面向大球場及跑馬地馬場方向更可遠眺璀璨維港海景,另一面亦可享山景。東半山及跑馬地區物業普遍樓齡較高,區內全新豪宅供應極為罕有,落成後可成為區內地標住宅。張競達指項目落成後,開售呎價逾4.2萬元方可回本。
