四川長虹(600839.SH)新四廠區、商貿中心及技術中心土地轉變用途 不超27.2億元補繳土地出讓金
格隆匯12月18日丨四川長虹(600839.SH)公佈,2019年12月18日,公司第十屆董事會第四十一次會議審議通過了《關於實施高新區新四廠區、商貿中心及技術中心土地轉變用途並繳納土地出讓金的議案》,根據綿陽市政規劃要求並結合公司戰略佈局,同意公司實施此次新四廠區、商貿中心及技術中心約616畝土地轉變用途工作,以不超過27.20億元(最終金額以市政府出具的批覆文件為準)的價格補繳土地出讓金,並授權公司經營層組織實施相關事宜。
根據市政規劃要求並結合公司戰略佈局,公司擬實施高新區新四廠區、商貿中心及技術中心約616畝土地轉變用途相關工作。公司高新區新四廠區主要為公司下屬部分產業單元(多媒體公司、技佳精工、模塑公司、包裝公司、精密公司等)的生產經營場所;商貿中心及技術中心主要為公司平台部門及研發部門等的辦公場所。根據《綿陽市高新區部分區域控制性詳細規劃調整》,公司新四廠區、商貿中心及技術中心土地已規劃調整為商業和居住用途,按照市政規劃要求結合公司戰略佈局,公司擬將廠區涉及相關產業分別搬遷至經開區長虹工業園、集中發展區長虹智能製造產業園及安州區工業園。
公司新四廠區、商貿中心及技術中心土地面積約616畝,由九宗土地組成,根據綿陽市自然資源和規劃局出具的宗地規劃條件,上述約616畝土地中約467畝土地用途將調整為商業用地(容積率3.5)、居住用地(容積率分別為2.6、2.8與3.0)及居住兼容商業用地(容積率3.0),剩餘土地均調整為道路、綠化、中小學用地、服務設施用地等。
綿陽市自然資源和規劃局已按照土地轉變用途相關政策完成土地評估工作,預計公司需補繳土地出讓金約27.20億元。
按公司戰略佈局及搬遷規劃,擬將約616畝工業土地涉及相關產業分別逐步搬遷至經開區長虹工業園、集中發展區長虹智能製造產業園及安州區工業園,同時,通過提前物料儲備規劃及公司在全國各地工業園的產能統籌協同,不會影響公司正常的生產運營,不會對公司當期損益造成重大影響。
