天安(00028.HK)擬參與共同開發悉尼西區著名郊區地塊
格隆匯12月6日丨天安(00028.HK)發佈公告，2019年12月6日，公司間接全資附屬公司TAC Lennox與PCC及EQ Equity訂立協議，據此，TAC Lennox、PCC及EQ Equity同意共同開發位於澳洲的地塊。PCC將為開發項目提供地塊，而TAC Lennox及EQ Equity將按70:30的基準為項目所有必要的開發及建設成本出資。於同日，TAC Lennox出資6300萬澳元(相當於約3.3705億港元)，作為 TAC出資。項目完成後，項目的住宅公寓連同商業╱零售空間將予出售。TAC Lennox及EQ Equity將根據協議條款分享出售所得款項淨額。
根據協議，TAC Lennox同意向PCC提供金額為4915.5萬澳元(相當於約2.62979億港元)的該貸款，以撥付地塊收購及項目的開發成本。
2019年12月6日，TAC Lennox、PCC及EQ Equity訂立參與契據，據此，TAC Lennox同意向PCC支付1314.5萬澳元(相當於約7032.6萬港元)作為參與費，以便參與共同開發項目。 該項目位於12-14 Phillip Street and 331A-339 Church Street, Parramatta, Australia(以DP791693的1 及2號地段以及DP825045的3號地段標示)，為一塊由PCC擁有的土地。根據協議，訂約方將完成開發項目，涉及建造約425棟住宅公寓連同商業╱零售空間及停車位，並擬出售。
公告表示，除中國內地的物業開發、物業投資及物業管理，以及香港的物業投資及物業管理外，集團亦於澳洲從事物業開發。監於地塊位於澳洲悉尼西區著名的郊區，董事認為訂立協議乃擴大集團於澳洲的業務權益，並有助集團業務增長。此外，監於PCC及EQ Equity於澳洲物業開發方面的經驗，董事認為集團透過訂立協議進行開發地塊時將受益於PCC及EQ Equity的經驗及專業知識。
