美麗華酒店(00071.HK)就國際金融中心商場簽訂新分租協議
格隆匯12月4日丨美麗華酒店(00071.HK)公佈,有關由公司的全資附屬億萬全有限公司(作為租户)與IFC Development Limited(公司主要股東的聯繫人)(作為業主)就國際金融中心商場第三層3101至3107號鋪位物業而訂立之2016年重續分租協議。2016年重續分租協議已於2019年7月6日屆滿。由於訂約方未能就續租3年期的租金達成共識,訂約方於2019年7月4日訂立一封信函協議,就此,業主繼續允許租户短期使用該物業2個月(由2019年7月7日至2019年9月6日止),每歷月基本租金為111.797萬港元連同營業額租金(不包括差餉,空調及管理費,推廣徵費及所有其他支出(如有))。短期分租協議的目的是讓訂約方有時間繼續就較長的分租協議進行磋商。
於2019年12月4日,訂約方就較長的分租協議的租金達成共識,而訂約方與港鐵公司(作為總租約的出租人,允許業主就該物業按總租約進行分租)訂立有關租用該物業的新分租協議,自2019年9月7日至2022年7月6日止(包括首尾兩日),為期2年10個月,首6個月的每歷月基本租金為103.8115萬港元,第7個月至第34個月的每歷月基本租金為111.7970萬港元,另加營業額租金(不包括差餉、空調及管理費、推廣徵費、水電費和其他費用、及所有其他支出(如有)。
