格隆匯12月2日丨建發股份(600153.SH)公佈,“後埔-枋湖舊村改造項目”系建發房產全資子公司禾山公司受廈門市湖裏區人民政府委託實施的土地一級開發項目。“後埔-枋湖舊村改造項目”主要包括對枋湖、薛嶺和後埔三個片區的拆遷改造以及蔡坑安置房建設。

該項目於2008 年批覆立項。廈門市湖裏區人民政府作為業主,委託禾山公司承擔“後埔-枋湖舊村改造項目”的開發建設。該項目的經營模式是,公司投入資金進行拆遷改造,改造完成後交予政府進行招拍掛,公司在地塊完成交付手續並滿足確認條件後依據相關規定可確認相關收入。由於土地一級開發業務的行業特性,多年的經營成果有可能集中體現在單個會計年度。

經廈門市人民政府批准,廈門市自然資源和規劃局於2019年12月02日發佈了《關於2019P04等五幅地塊國有建設用地使用權公開出讓公告》。其中的“2019P05”地塊位於湖裏區枋湖北二路與縱四路交叉口東南側A1,在禾山公司受託開發的“後埔-枋湖舊村改造項目”範圍之內。

“2019P05”地塊的總土地面積為50,394.03平方米,地上總建築面積(上限)為174,550平方米,計價建築面積為174,500平方米。“2019P05”地塊將採用拍賣方式出讓,起叫價61.08億元(不設拍賣底價),按照價高者得原則確認受讓人。

“2019P05”地塊的拍賣會開始時間為2019年12月24日上午9:30。公司將在出讓結果公佈時進行相應公告。

公司提醒投資者:上述一級土地開發收入確認的前提是,所開發土地實現上市交易後,在地塊交付給受讓人且預計相關的經濟利益很可能流入時確認營業收入。鑑於上述地塊拍賣時間臨近年末,通常拍賣完成後還需完成必要手續方可交付予受讓方,因此公司尚無法確定該地塊出讓對應的營業收入確認的會計年度。請廣大投資者關注該事項的進展,並注意投資風險。
