建发股份(600153.SH):后埔-枋湖旧村改造项目部分土地拟挂牌出让
格隆汇12月2日丨建发股份(600153.SH)公布,“后埔-枋湖旧村改造项目”系建发房产全资子公司禾山公司受厦门市湖里区人民政府委托实施的土地一级开发项目。“后埔-枋湖旧村改造项目”主要包括对枋湖、薛岭和后埔三个片区的拆迁改造以及蔡坑安置房建设。
该项目于2008 年批复立项。厦门市湖里区人民政府作为业主,委托禾山公司承担“后埔-枋湖旧村改造项目”的开发建设。该项目的经营模式是,公司投入资金进行拆迁改造,改造完成后交予政府进行招拍挂,公司在地块完成交付手续并满足确认条件后依据相关规定可确认相关收入。由于土地一级开发业务的行业特性,多年的经营成果有可能集中体现在单个会计年度。
经厦门市人民政府批准,厦门市自然资源和规划局于2019年12月02日发布了《关于2019P04等五幅地块国有建设用地使用权公开出让公告》。其中的“2019P05”地块位于湖里区枋湖北二路与纵四路交叉口东南侧A1,在禾山公司受托开发的“后埔-枋湖旧村改造项目”范围之内。
“2019P05”地块的总土地面积为50,394.03平方米,地上总建筑面积(上限)为174,550平方米,计价建筑面积为174,500平方米。“2019P05”地块将采用拍卖方式出让,起叫价61.08亿元(不设拍卖底价),按照价高者得原则确认受让人。
“2019P05”地块的拍卖会开始时间为2019年12月24日上午9:30。公司将在出让结果公布时进行相应公告。
公司提醒投资者:上述一级土地开发收入确认的前提是,所开发土地实现上市交易后,在地块交付给受让人且预计相关的经济利益很可能流入时确认营业收入。鉴于上述地块拍卖时间临近年末,通常拍卖完成后还需完成必要手续方可交付予受让方,因此公司尚无法确定该地块出让对应的营业收入确认的会计年度。请广大投资者关注该事项的进展,并注意投资风险。
