野村:內房11月銷售符預期 潤地(1109.HK)等4股為行業首選股
野村發表研究報告指,中國房地產市場11月份的合同銷售符合預期,按年上升24%,首11個月則按年上升118%,發展商平均能完成95%全年銷售目標。當中,潤地(1109.HK)、融創中國(1918.HK)、旭輝控股(0884.HK)及合景泰富(1813.HK)為野村行業首選股。
野村表示,由於10月份的銷售處於高基數,11月銷售表現按月下跌7%符合預期。在野村涵蓋的17個發展商中,該行指龍光地產(3380.HK)、中國奧園(3883.HK)及旭輝表現較同業佳,而潤地、富力地產(2777.HK)及雅居樂(3383.HK)則遜同業。
野村説,雖然缺乏催化劑使11月份行業的股價平穩,但相信12月份的表現會隨着政策出現正面信號而造好。人行行長易綱日前提到會綜合運用多種工具對房地產融資進行逆週期調節。
