远东发展(00035.HK):料明年中完成分拆酒店物业於新加坡上市
远东发展(00035.HK)昨日公布考虑将集团於澳洲、新加坡、马来西亚及英国等若干酒店物业以信托形式分拆到海外上市。董事总经理孔祥达在发布会上表示,集团除了物业发展外,亦有营运多个酒店,但其价值未能在资产负债表中反映出来,因此希望将较成熟的酒店分拆到新加坡上市後,能引发市场对公司有新的评估。他预期上市程序能在明年中完成。
他又指,现时未能具体透露会将多少间酒店分拆,而将香港酒店排除在外是因为受到最近的社会事件影响,旗下香港酒店业务表现欠佳,若放到组合中会影响估值,难以吸引投资者。他不排除在香港情况好转後,会再香港酒店业务放回分拆的组合中。
他提到,选择将部分酒店资产分拆到新加坡以房地产信托基金形式上市而非香港,主要是考虑到当地的税务优惠及信托基金的股价表现。至於成功分拆上市後会否派发特别息,他则指暂时未有就此作讨论,不排除未来会考虑。
