遠東發展(00035.HK):料明年中完成分拆酒店物業於新加坡上市
遠東發展(00035.HK)昨日公布考慮將集團於澳洲、新加坡、馬來西亞及英國等若干酒店物業以信託形式分拆到海外上市。董事總經理孔祥達在發布會上表示,集團除了物業發展外,亦有營運多個酒店,但其價值未能在資產負債表中反映出來,因此希望將較成熟的酒店分拆到新加坡上市後,能引發市場對公司有新的評估。他預期上市程序能在明年中完成。
他又指,現時未能具體透露會將多少間酒店分拆,而將香港酒店排除在外是因為受到最近的社會事件影響,旗下香港酒店業務表現欠佳,若放到組合中會影響估值,難以吸引投資者。他不排除在香港情況好轉後,會再香港酒店業務放回分拆的組合中。
他提到,選擇將部分酒店資產分拆到新加坡以房地產信託基金形式上市而非香港,主要是考慮到當地的稅務優惠及信託基金的股價表現。至於成功分拆上市後會否派發特別息,他則指暫時未有就此作討論,不排除未來會考慮。
