长实赵国雄料本港楼市至明年上半年有5%上下波幅
长实集团(01113.HK)执行董事赵国雄接受电台访问後表示,看到现时楼市转趋稳定,因为供应不多,有见400至600方尺的单位成交增加,但豪宅等银码较大的成交则不太活跃,因需时寻找买家。他认为,现时没有特别因素令楼价大升大跌,预期楼价至明年上半年都会表现平稳,料大约有5%的升跌幅,需要视乎楼盘的质素及市场气氛。
他提到,政府放宽按保後带动二手市场成交,令市民有渠道置业,而卖家出售二手楼後可以套现购置新楼,产生涟漪效应。他相信这项政策会持续一段时间,对一手市场的帮助会在三至六个月内看到。
西九高铁站上盖商业地最近由新地(00016.HK)以422.32亿元夺得,而长实亦有独资投标。他表示,各个发展商的出价是基於对市况的看法,而集团一向喜欢买卖弹性较大的项目,但此项目有些限制,因此出价会相对保守。对於新地指有意邀请其他长线策略投资者参与发展项目,赵国套笑言对方未有联络他,又形容双方关系友好。
他透露,集团今年内推新盘的机会不大,预期旗下日出康城第八期项目会在明年首季取得预售楼花同意书,而集团一向在拿到预售楼花同意书後就会推出楼盘。另外,波老道21号的项目已准备得差不多,同样预料会在明年首季内推出。
