首創置業(02868.HK)擬投不超9.4億元設合夥基金
格隆匯11月27日丨首創置業(02868.HK)公佈，董事會已批准首金嘉創（為公司的全資附屬公司）作為有限合夥人向該基金投資人民幣不超過9.4億元。於2019年11月27日，首金嘉創（作為有限合夥人）、上海豐實（作為有限合夥人）、和諧匯投資管理（作為普通合夥人）就成立該基金訂立一項合夥協議。
根據合夥協議，該基金的總初始資本承擔為人民幣10.41億元，包括首金嘉創作為有限合夥人向該基金初始投資人民幣5.9億元，上海豐實作為有限合夥人向該基金投資人民幣4.5億元以及和諧匯投資管理作為普通合夥人向該基金投資人民幣100萬元。
公司預計，和諧匯投資管理（作為普通合夥人）後續將引入其他有限合夥人向該基金投資人民幣不低於2.7億元，據此，首金嘉創將作為有限合夥人向該基金進一步投資人民幣不超過3.5億元，最終實現該基金投資規模合計不超過人民幣16.61億元。該基金將不會作為公司附屬公司入賬，而其財務業績將不會於公司的賬目綜合入賬。
該基金將投資位於中國一線城市（主要為北京及上海）的商用物業，包括辦公樓等，主要為該集團商用物業。該基金將主動管理該等商用物業，旨在提升及優化該等物業的價值，為合夥人帶來回報。在任何情況下，該基金不會買賣上市公司的股份，不得投資於期貨或投資於中國政府所限制的任何行業。
公司稱，該基金由和諧匯投資管理擔任基金管理人，雙方將充分發揮各自最優秀的投資及管理經驗，根據管理人制定的資管策略管理項目。藉助IDG資本的國際化視野、上下游資源優勢及專業的投資管理能力，為改造提升項目品質和精細化運營管理提供更多機會，從而實現資產價值的增值收益。同時，此次設立基金將為雙方長期戰略合作奠定基礎，公司與IDG資本將不斷拓展深化合作領域，深度整合各自資源，優勢互補，共同尋找其他優質物業投資機會，互惠共贏。
