英皇国际(00163.HK):受社会事件影响 酒店房租及入住率跌2至3成

英皇国际(00163.HK)执行董事杨政龙在业绩发布会上表示,公司有就最近的社会情况与旗下的租户商谈租金,并有对部分商户作适当的租金调整措施,主要是因应店铺的受影响程度及营业时间作考虑。他指出,现时旗下商铺的出租率仍高,空置率维持在低水平。

另外,酒店业亦有受到社会事件影响,不论是房租还是入住率都有20至30%的跌幅。他指出,由於旗下酒店的定位一向不如五星级酒店高,因此在旅游业市道欠佳时,抗跌能力会较高,价钱的调整幅度相对不大。

集团目前手头上的物业发展销售以豪宅定位为主。执行董事张炳强指,豪宅物业在香港供应少,因此一向在市场上受到追棒。他认为香港的长线优势仍在,对本地的住宅物业市场仍然乐观。由於供应不足,楼市的需求一直都很大,亦不相信未来私人市场的住宅数量会大幅上升,看到最近只要有合适的机会及措施,市场的吸纳能力仍很大。

他预期今年整体楼价平稳,年初的升幅会大致被下半年的表现抵销。对明年的看法审慎乐观,相信要及至明年第二季中後期才能有更清晰的看法,但有监於今年积聚的购买力未释放,所以会较看好明年的中小型住宅。

他提到,公司仍积极增加在香港的土地储备,最近少参与政府地买卖是因为有见集团的优势不在於单一购入一幅100亿元的地皮作大规模发展,反而多在私人市场收购重建旧楼物业,强调仍对香港物业市场感兴趣。
