中原:西九「巨無霸」商業地反應符預期 或有流標風險
九龍連翔道與柯士甸道西交界之商業地於今午(22日)截標,共接獲3份標書。九龍內地段第11262號的地盤面積約64.31萬平方呎,指定作非工業(不包括住宅、倉庫及加油站但包括酒店)用途。最高樓面面積316.46萬平方呎。
中原地產測量師張競達指,西九龍高鐵站商業地最終接獲3份標書,反應可算符合市場預期,始終項目發展規模十分龐大,屬市區罕見大型商業用地,因投資金額龐大,相信大多以合組財團方式競投。事實上,地皮發展潛力優厚,享鐵路優勢以及近年大熱的大灣區概念,加上同區甲級商廈ICC呎租曾高達100元,料該地收租回報吸引。惟近月社會氣氛持續不穩,料發展商出價傾向保守,有一定流標風險。張氏調整該地總值至約633億至791億元,預計每呎樓面地價約2萬至2.5萬元。
