廣宇發展(000537.SZ)擬售北京豐台區部分存貨資產 掛牌底價不低於9.17億元
格隆匯11月21日丨廣宇發展(000537.SZ)公佈,為加快存貨去化,加速資金迴流,有效盤活存量資產,公司全資子公司北京順義新城建設開發有限公司(“順義新城”)擬通過上海聯合產權交易所公開掛牌方式,將其持有的位於北京市豐台區榴鄉路84號院的魯美項目S-24地塊1號樓3單元及地下部分存貨資產,以進場掛牌交易方式進行對外轉讓,掛牌底價不低於評估值約9.17億元。
魯美項目S-24地塊1號樓3單元位於豐台區南苑鄉,北臨石榴莊大街,西臨榴鄉路,南側為魯能·釣魚台美高梅別墅。地塊處於三環劉家窯橋及四環榴鄉橋之間,地鐵5號線、10號線、亦莊線三軌交匯處。魯美項目S-24地塊1號樓3單元主要為地上LOFT、地下一層商業及地下車位(其中LOFT共167套,建築面積合計10,118.08平方米;地下商業共3,180.03平方米;地下車位100個)。
魯美項目S-24地塊於2014年1月通過招拍掛的方式取得,土地合同於2014年2月簽訂,於2014年12月取得《國有土地使用權證》,證書編號為京豐國用(2014出)第00221號。魯美項目S-24地塊1號樓於2015年9月開工,2017年8月結構主體竣工,2017年底取得1號樓大產權證。目前項目已經通過政府竣工備案,已取得現房銷售手續。
該樓宇土地性質為F1類住宅混合用地,規劃建築用途為商業、辦公,使用年限50年。
此次掛牌轉讓存貨資產有利於盤活存量資產,回籠資金,促進公司高質量發展。根據公司初步測算,若按評估值9.17億元價格進行掛牌轉讓,順義新城可去化約7.51億元存貨。該事項涉及的財務影響尚需根據公開掛牌成交結果確定。
