星展:香港地產股估值接近歷史低位 首選新地(0016.HK)

星展發表的報告指,港府早前公佈放寬首置買家按揭成數限制,九成按揭及八成按揭的樓價上限分別升至800萬元及1,000萬港元,儘管社會不穩情況持續,按揭措施放寬仍帶動了置業需求及改善樓市氣氛,發展商有把握機會推出新盤或加快推售已完工的庫存,當中佳明(1271.HK) 及恆大(3333.HK) 最近推出了分別位於青衣及屯門的新盤,當中青衣“ 明翹匯 ”受惠定價吸引,已售當中約76%的單位,而另一位於筲箕灣的新盤One Eighty亦有不錯表現,而新地(0016.HK) 及永泰地產(0369.HK) 亦有積極銷售已完工項目Park YOHO Napoli 及Oma Oma。
該行指出,按揭成數限制放寬減低了首期的入場門檻,惟新規僅適用於已完工項目,故即使“ 即供 ”可獲更多折扣,在新措施下亦多了買家選擇“ 建築期付款 ”的方式購買新盤,“ 明翹匯 ”及“ 恆大-珺瓏灣 ”有約四成買家選擇“ 建築期付款 ”方式,而在新措施推出前開賣的“ 匯璽III ”僅有一成人選擇相關付款方式。
星展表示,香港地產股現時估值較資產淨值約折讓52%,接近歷史低位,而樓價亦有跡象回穩,預期只要社會不穩情況轉向温和,更多發展商有機會開始推出新項目,料將助改善行業氣氛,而在行業內該行首選新地(0016.HK)
