建發股份(600153.SH):後埔-枋湖舊村改造項目部分土地公開出讓的成交總價59.4億元

格隆匯11月19日丨建發股份(600153.SH)公佈,“後埔-枋湖舊村改造項目”系建發房產全資子公司禾山公司受廈門市湖裏區人民政府委託實施的土地一級開發項目。公司20191017日披露了《關於後埔-枋湖舊村改造項目部分土地擬掛牌出讓的提示公告,於20191031日披露了《關於後埔-枋湖舊村改造項目部分土地延期掛牌出讓的提示公告,擬出讓2019P01地塊總土地面積為33,651.138平方米,地上總建築面積(上限)為130,200平方米,計價建築面積為131,700平方米。

上述“2019P01地塊已於20191119日公開出讓,該地塊成交總價為59.40億元。

公司提醒投資者:上述一級土地開發收入確認的前提是,所開發土地實現上市交易後,在地塊交付給受讓人且預計相關的經濟利益可能流入時確認營業收入。鑑於該地塊的開發成本等尚在核算,故本次土地使用權出讓對公司2019年度財務狀況的影響須待前述成本核算完成後方可確定。公司初步預計,以建發股份2018年度經審計的歸屬於母公司股東的淨利潤46.72億元為基數,上述土地使用權出讓事項貢獻建發股份歸屬於母公司股東的淨利潤20%以上
