格隆匯11月18日丨濱江服務(03316.HK)宣佈,於2019年11月18日,寧波濱潤分別與衢州置業、濱江南部房地產及濱江三花訂立春江月協議、金色江南協議及金色黎明協議。

根據春江月協議,寧波濱潤同意以代價人民幣331萬元自衢州置業獲得使用春江月儲藏室及春江月停車位的權利。春江月儲藏室及春江月停車位均位於衢州置業開發的住宅開發項目內。

根據金色江南協議,寧波濱潤同意以代價人民幣1377.50萬元自濱江南部房地產獲得使用金色江南儲藏室及金色江南停車位的權利。金色江南儲藏室及金色江南停車位均位於濱江南部房地產開發的住宅開發項目內。

根據金色黎明協議,寧波濱潤同意以代價人民幣502.28萬元自濱江三花獲得使用金色黎明二期儲藏室、金色黎明三期儲藏室及金色黎明二期停車位的權利。金色黎明二期儲藏室、金色黎明三期儲藏室及金色黎明二期停車位均位於濱江三花開發的住宅開發項目內。

由於項目開發接近完成,濱江房產銷售部將在項目竣工時搬離項目所在位置,由集團(即,向項目的小區業主提供持續物業管理服務的供應商)接管向小區業主轉讓及租賃相關停車位及儲藏室的使用權更為便利。由於春江月項目、金色江南項目及金色黎明項目二期的住宅單元與停車位之比例分別為1:0.86、1:0.85和1:0.79,春江月項目、金色江南項目、金色黎明項目二期及金色黎明項目三期的住宅單元與儲藏室之比例分別為1:0.56、1:0.1、1:0.06和1:0.05,公司認為項目的住宅單元業主對停車位及儲藏室將有穩定的需求。因此,集團根據協議獲得的權利將為集團變現相關儲藏室及停車位使用權提供好機會,使集團能夠為股東帶來有價值的回報。
