中海外、恒地、嘉华及九仓财团159.5亿元夺启德住宅地 作价远低预期
地政总署今日(13日)公布,一幅位於九龙启德第4A区2号地盘的新九龙内地段第6554号的住宅地,以159.529亿元批予瑞建控股有限公司(母公司:中国海外发展、恒基兆业地产、嘉华国际及Wharf Development Limited),批租期五十年。该公司为出价最高的投标者。该地皮上周五(8日)截标,共接获四份标书。
地皮位於新九龙内地段第6554号,面积约19.76万平方尺,指定作非工业(不包括办公室、仓库、酒店及加油站)用途,以及作安老院舍等政府地方。地盘最高楼面面积约120.5万平方尺。两者均包括将由买方兴建的政府地方的楼面面积。市场估计地价约198亿元至210亿元。
以最高可建楼面计,成交楼面尺价约13,238元。是次成交价远低市场预期下限。
