綠景(00095.HK)寫字樓項目「綠景NEO」出租率逾五成 獲保險公司及虛擬銀行承租

綠景中國地產(00095.HK)副總裁葉興安出席記者會時指出,今年公司銷售表現不錯,雖然內地面對經濟困難階段,但主要影響中、低階層,對有錢人影響相對輕微,長遠對內地樓市仍然充滿信心。他預期即使中美貿易戰向好,明年對經濟信心的影響仍在,所以對上半年深圳以外的市場不會很樂觀,但認為困難可在明年下半年渡過。

公司位於牛頭角的寫字樓項目「綠景NEO」今日正式開幕,項目總經理李世民指出,現時項目已有逾50%租出,進度符合預期,相信到明年底可完成整個項目的出租安排,現時已有大型保險公司將總部由中上環遷至「綠景NEO」,並承租四層、合共接近13萬呎樓面;亦有已獲批虛擬銀行牌照的企業承租;同時也有不少中外企業正在洽談。

他續稱寫字樓市場與上半年比較雖有所放慢,但認為市場對寫字樓的需求未有減弱,現時成交主要在低層,平均呎租大約36至40元左右,較購入項目時預期高一點,至於仍未出租樓層亦暫未有降價計劃,認為其租金水平很多公司都能接受。他又指過往亦有共享工作空間洽租但並無成事,因為項目冀定位企業總部,故客群主要針對大公司。

被問及會否考慮分拆商業業務,葉興安指目前未有相關計劃,認為要有足夠的規模分拆才有意義。他又補充雖然香港近月形勢動盪,對酒店、零售方面的影響相對較大,但寫字樓則以企業客為主,未見有太大影響,長遠對香港仍然有信心。而至於公司於流浮山的住宅項目,他則預期最快明年下半年開工。
