大和:重申對香港地產股正面看法 放寬按揭料釋放換樓需求
大和發表行業研究報告指,政府放寬按揭保險計劃的樓價上限將有利住宅市場發展,預期二手市場樓價600萬港元至1000萬港元的物業流通性將持續改善,重申對香港房地產市場維持正面看法,認為地產股現價持續有上升空間,尤其是派息可持續增長的股份。
大和指,新措施降低首付門檻,相信申請按揭保險貸款的人將會明顯大增,預期每年按保宗數將達5000宗以上。此外,香港換樓潛在需求料強勁,主因香港80%私樓單位面積小於69.9平方米,加上香港房屋淨值相當大,放寬按揭或會有助釋放過去8年多來被壓抑的換樓需求,吸引部分業主升級自住單位,對住宅市場的影響不容低估。
該行又指,現階段未有改變對美聯集團(1200.HK)的預測,但若然二手換樓需求持續,相信美聯收入及盈利料較去年有所反彈,並認為地產股估值在現水平有持續改善的空間,特別是能股息維持增長的公司。
