美联料潜在私宅新供应短期见顶 全年落成量势难达标

运输及房屋局公布,截至今年9月底止,未来三至四年可提供的一手私宅单位量维持约9.3万伙,连续六个季度不变。

美联物业表示,目前觅地困难,即使新一份《施政报告》提及土地共享先导计划,无疑有助增加公私营供应,比起填海更快到位,但该计划最快於明年初接受申请,加上由於开拓土地需时,非一时三刻能提供供应。再者,去年底政府公布未来十年公私营房屋比例调整至7比3,以本年度计,由原先1.8万减少至1.35万伙,减少两成半。在此情况下,料未来三至四年新供应短期见顶。

美联物业房地产数据及研究中心高级经理张蓓蕾指,另一方面,今年第三季私人住宅施工量录10,500伙,按季大幅急升近5.2倍,并创十四季(即三年半)新高,相信期内有大型项目动工带动。随着施工量按季急升,亦成为建筑中未售单位由第二季5.3万伙增至第三季6万伙水平的动力。

另外,去年第三季至今年第二季私人住宅施工量每季仅介乎1,700至2,300伙,即使上季大幅回升,亦属补回早前偏低的差距。事实上,在第三季施工量大幅急增下,今年首三季施工量累计约1.45万伙,相比起去年首三季1.64万伙仍少约11.6%。

至於落成量方面,第三季录4,400伙,较次季4,800伙回落约8.3%。若以首三季合计,共1.01万伙落成,占政府全年落成量预测20,415伙约一半,预期全年达标的机会不大。
