萬科企業(02202.HK)第三季度純利升31.64%至63.99億元 持有貨幣資金1072.4億元
格隆匯10月24日丨萬科企業(02202.HK)公佈，於2019年第三季度，公司實現營業收入人民幣845.95億元(單位下同)，同比增長21.74%；股東應占期間利潤63.99億元，同比增長31.64%；基本每股收益0.566元。前三季度，實現營業收入2239.15億元，同比增長28.43%；股東應占期間利潤182.41億元，同比增長30.43%；基本每股收益1.631元。
1-9月，集團房地產業務的結算毛利率為27.0%，較去年同期下降1.2個百分點。
鑑於部分城市房地產市場調整，集團對個別存在風險的項目計提存貨跌價準備。截至9月末，集團存貨跌價準備餘額為30.6億元。報告期內集團計提存貨跌價準備人民幣11.4億元，影響歸屬於母公司股東的淨利潤7.8億元。
第三季度新增62個開發項目，總建築面積約1,479.0萬平方米，權益規劃建築面積約1,155.3萬平方米；1-9月，集團累計新增116個開發項目，總建築面積約2,832.1萬平方米，權益規劃建築面積約2,042.0萬平方米，按權益投資金額計算，其中81%位於一二線城市。
截至9月底，集團在建項目總建築面積約10,587.8萬平方米，權益建築面積約6,275.4萬平方米；規劃中項目總建築面積約5,594.2萬平方米，權益建築面積約3,629.4萬平方米。此外，集團還參與了一批舊城改造項目，按當前規劃條件，權益建築面積合計約341.4萬平方米。1-9月，集團新開工面積3,243.4萬平方米，佔全年開工計劃的89.9%；竣工面積1,640.1萬平方米，同比增長5.5%，佔全年計劃竣工面積的53.3%。
此外，截至9月底，集團持有貨幣資金1072.4億元，遠高於短期借款和一年內到期有息負債總和590.8億元。有息負債中，74.0%為長期負債。
