美联林子彬:黄竹坑站第四期优质地罕有 惟市况波动料发展商出价审慎
港铁(00066.HK)黄竹坑站第四期物业发展项目,合共接获6份标书,美联测量师行董事林子彬认为市场反应合理,虽对比今年4月日出康城地皮截标反应稍逊,惟与去年8月黄竹坑站第三期项目的标书数量相若,以铁路项目而言不算少。该行维持楼面地价估值为每方尺1.7万元,料总值约108.5亿元。
林子彬称,近期市况波动,发展商入标意向或趋保守,估计有关风险会在出价中反映,而由於港岛市区地皮供应有限,加上坐拥铁路优势,项目发展规模适中,料发展两至三房为主之中小型单位项目,极具发展潜力。
