深圳華強(000062.SZ)擬投不超18.55億元實施華強激光工廠城市更新項目
格隆匯10月18日丨深圳華強(000062.SZ)公佈，公司位於深圳市福田區梅林街道的華強激光工廠城市更新項目(“華強激光工廠項目”或“項目”)於2015年納入深圳市城市更新單元計劃，目前該項目已經完成建築物拆除、方案設計等工作，並已於近日取得基坑支護、土方工程施工許可證。
為推進華強激光工廠項目後續開發建設工作的順利開展，公司於2019年10月17日召開董事會會議，審議通過了《關於華強激光工廠城市更新項目建設投資的議案》，同意公司全資子公司深圳華強雲產業園管理有限公司開展項目的開發建設工作，項目投資總金額不超過人民幣18.55億元，項目資金來源於自有或自籌資金。
根據深圳市城市規劃委員會建築與環境藝術委員會審批通過的規劃，項目計劃通過城市更新創建片區華強雲中心，打造集產業發展、總部研發、特色商業服務、生活配套於一體的信息產業綜合體。項目拆除用地面積31,755.6平方米，其中開發建設用地面積24,073.0平方米；計容積率建築面積為144,400平方米，其中產業研發用房103,180 平方米(含創新型產業用房5,160 平方米)，產業配套用房37,950 平方米(含配套商業5,800 平方米，配套宿舍32,150 平方米)，公共配套設施3,270 平方米(含社區服務中心1,000 平方米,社區健康服務中心1,000平方米,社區老年人日間照料中心1,000 平方米，小型垃圾轉運站150 平方米，公共廁所60 平方米，再生資源回收站60 平方米)。另外地下附設公共充電站建築面積700平方米(不計入計容積率面積)。
該項目地處深圳市梅林街道，項目地塊緊鄰北環大道和新洲北環立交交匯處，靠近蓮花山公園，交通便利，視野良好，地理位置優越，具有明顯的區位優勢。項目所處片區佔位福田中心區北拓門户，片區內集聚了大量信息服務、互聯網、智能終端等科技創新企業，具備優良的產業基礎。本次項目實施符合政府對該片區的規劃要求，項目建設將結合片區“智能科技產業帶”等區域產業定位，把項目地塊老舊的工業廠房和宿舍更新為集產業發展、總部研發、特色商業服務、生活配套於一體的信息產業綜合體。
項目順利實施後，將有效提升公司對現有自持土地的利用效率，有利於實現公司資產的保值增值，進一步提升公司資產的質量，為公司提供更加豐富、穩定的現金流來源，為公司其他業務，尤其是主營業務的快速發展提供有力支持。
